If You DON’T Build It, They Will Come

  • You’ve likely heard the phrase, “If you build it, they will come.” This saying is true in land development. But investors will come to you even if you DON’T build.
  • After purchasing raw land, you don’t need to build anything. You can just get the land construction-ready for someone else. Permits, regulations, zoning, surveying, subdividing, and annexing are all part of this process. Just by doing this, you are adding value to the land.
  • Perhaps you go an extra step by draining, filling, leveling, paving, or installing the utilities. That’s up to you and your vision for the property.

At This Point, You Can Use One Of Half A Dozen Strategies

  • Just flip the land! Simply sell it to someone with their own idea for construction.
  • Do a joint venture. Find someone with money and another to develop it. After you do one successful joint venture, you can do it again and again with the same people!
  • Begin building and follow through on your original construction plans.
  • You may simply rent the land to create cash flow
  • You can work on subdividing the land and getting the entitlements to increase the value and flip it at a profit without ever having to build.
  • You can get a large tenant to build at their cost and do a land lease. Usually after 25 years the erected building transfers to the owner of the land.

The point is, you don’t have to personally build to make money. You can do the initial legwork, sell the parcel, and take your profits!

  • Seeing a development project all the way through is the ultimate. It’s not easy, but it’s extremely profitable. And you will make more profit if you develop the land from scratch.
  • But there is risk involved. I’ll show you unique formulas for measuring and minimizing risk. I have several methodologies for doing this.
  • There are even companies who will do an absorption study for you. They’ll show you how quickly you can lease or sell your buildings once they are complete.
